Where a particular defect arises within a property, which cannot easily be identified, you may need to seek a professional assessment. Our team of RICS-accredited surveyors can assist you on such matters, providing advice on appropriate remedies.

When is a specific defect report required?

The appointed Chartered Building Engineer or Surveyor will look not only into the defect and its cause, but it will also consider other associated matters attributable to the defect.

The Specific Defect Report is solely related to the specific defect identified and should not be considered a Level 3 Building Survey, as these are different reports.

When buying or renting a property, you may have found a specific potential defect that you feel needs a professional assessment. (Rather than commissioning a comprehensive Building Survey or a HomeBuyer Report etc). A Specific Defect Report will identify the source of the problem and potential costs in rectification.

Sometimes another surveyor will recommend further investigation by an engineer. At other times, a mortgage company may request a structural report on a specific building defect before determining a mortgage application. As Chartered Building Engineers and Surveyors, we have an experienced team who can assist.

Alternatively, a defect may have become evident in your present property which needs assessing, possibly just for peace of mind or perhaps before carrying out building works. A building engineer can carry out a structural assessment to determine the structure's suitability relating to the proposed alterations. For example, we often carry out surveys to assess whether walls are load-bearing or whether support beams are required to allow chimney breast removal.

Sometimes a vendor may wish to obtain an independent opinion on an issue highlighted by a purchaser's survey as an aid in negotiations. An engineer's assessment of cracks can be particularly crucial for determining whether there is structural movement or whether cracks are superficial.
