Types of Survey

There are three levels of RICS Home Survey available: Level 1, Level 2, and Level 3. Level 1 is the most basic survey and is not recommended for most buyers. Level 2 and Level 3 are more comprehensive surveys that provide more information about the condition of the property.

Level 2

RICS Level 2 Home Survey, previously known as the HomeBuyer Report, is a type of property survey designed to provide homebuyers with a detailed report on the condition of a property they are considering buying. It covers a range of issues, including the property's structural condition, any major faults, and urgent defects that need addressing. The report provides a detailed analysis of the property's structure, including the roof, walls, floors, etc. It also examines the property's internal and external features, such as windows and doors. The survey report includes recommendations for necessary repairs and maintenance. The Building Survey is designed to provide homebuyers with a thorough understanding of a property's condition and help them make informed decisions about whether to proceed with a purchase.

Choosing the Right Survey

The type of RICS Home Survey you choose will depend on a number of factors, including the age of the property and the type of property. If you're buying an older property, you may want to consider a Level 3 Survey to get a more comprehensive overview of the property's condition. If your property is fairly modern with no obvious alterations, you may want to consider a Level 2 Survey.
