Types of Survey

There are three levels of RICS Home Survey available: Level 1, Level 2, and Level 3. Level 1 is the most basic survey and is not recommended for most buyers. Level 2 and Level 3 are more comprehensive surveys that provide more information about the condition of the property.

Level 2

RICS Level 2 Home Survey, previously known as the HomeBuyer Report, is a type of property survey designed to provide homebuyers with a detailed report on the condition of a property they are considering buying. It covers a range of issues, including the property's structural condition, any major faults, and urgent defects that need addressing. The survey can also include a valuation and an overall assessment of the property's market value for an additional fee. The report aims to help homebuyers make informed decisions about whether to proceed with a property purchase and to identify any potential issues that may need addressing.

Level 3

RICS Level 3 Home Survey, also known as the Building Survey, is a comprehensive property survey that provides a detailed assessment of a property's condition, construction, and defects. This type of survey is recommended for older, larger, or more complex properties or for properties that have undergone significant alterations or have suspected defects. The report provides a detailed analysis of the property's structure, including the roof, walls, floors, etc. It also examines the property's internal and external features, such as windows and doors. The survey report includes recommendations for necessary repairs and maintenance. The Building Survey is designed to provide homebuyers with a thorough understanding of a property's condition and help them make informed decisions about whether to proceed with a purchase.

Choosing the Right Survey

The type of RICS Home Survey you choose will depend on a number of factors, including the age of the property and the type of property. If you're buying an older property, you may want to consider a Level 3 Survey to get a more comprehensive overview of the property's condition. If your property is fairly modern with no obvious alterations, you may want to consider a Level 2 Survey. No matter which level of survey you choose, it's important to remember that a RICS Home Survey is not a guarantee. However, it can give you peace of mind knowing that you've done your due diligence and are aware of potential identified problems before you buy.
