Help to Buy Valuations

If you have bought a home with a loan from the Help to Buy scheme you may be looking to repay, re-mortgage or sell your property.

In order to do this, Target, who have been appointed by the HCA to administer the scheme, require you to get an independent Help to Buy Valuation report.

The Help to Buy Valuation will determine the amount repayable in direct proportion to the current market value of your property, and must be conducted by an RICS Registered Valuer.

Redemption

When it comes to paying back your equity loan you have two options;
Full Redemption, paying your equity loan back in full with or without selling your property or Partial Redemption also known as Staircasing, where you pay back part of your equity loan without selling your property.

Full redemption:

If you sell your property, you will have to pay back all of your Help to Buy loan. The amount that needs to be repaid depends on the value of the property at that moment in time (as determined by an RICS Help to Buy valuation), or the agreed sale price (whichever is higher).

Staircase:

You will also need a Help to Buy valuation if you want to ‘staircase’. Staircasing is a process that allows you to partially repay your loan without selling the property, so that you increase the share that you own.
